cepezed has already realised several Plus Ultra buildings in the Netherlands for Kadans Science Partner. ‘Plus Ultra’ is a sustainable multi-tenant building for laboratory research, with shared spaces designed to encourage knowledge exchange. The structure and adaptive floor areas allow for office and laboratory spaces to be expanded (or reduced), which can be particularly attractive for startups. Plus Ultra Mainz is one of the first buildings on the new biotechnology campus in Mainz.

Plus Ultra Mainz is prominently located on a corner and has four storeys, with a setback on the third floor. This positioning results in a roughly L-shaped floor plan. The tip of the L recedes inward, forming an entrance plaza—a welcoming gesture. A semi-open canopy above the plaza connects the forecourt with the building, seamlessly integrating it into the campus and public space. The variation in height is also adjusted to suit the corner: at the inner angle, towards the rear, an additional floor has been added.
inner courtyard
The programme (offices, laboratories, a conference hall, meeting rooms, café) is positioned along the edges of each floor. Creating a central space extending across all four floors. This bright, communal area is topped with a glass roof and functions as an inner courtyard. Here, pathways converge, seating areas are provided, and a podium staircase is located. At the rear, the L-shape is ‘closed off’ with a curve. The rear wall of the inner courtyard follows this curvature, creating an interesting perspective.
