This former Shell office on the Oostduinlaan in The Hague is located in the Benoordenhout district. It was designed by H.E. Oud, son of the famous architect J.J.P. Oud. cepezed transformed it into a luxury apartment complex surrounded by greenery.

The location is on the edge of the Oostduin-Arendsdorp estate in The Hague. The original complex dating from 1968 consisted of a large high-rise volume with a lower building block at right angles to it. The lower block has been demolished and replaced on the existing foundations by a new one, which is less elongated than the original and at some distance from the high-rise. As a result, there is now space between the two volumes and the adjacent park and estate are more connected.

For the project, cepezed developed over 200 homes in different types and sizes in the higher market segment.

On the city side, the volume was extended with a horizontal segment, three metres deep. This contains balconies and enlargements of the living rooms.

Breaks in the extension together form two large-scale recesses in the outer surface. These contribute to the intriguing appearance of this building in The Hague Benoordenhout.

Design from the inside

The high-rise of the complex on the Oostduinlaan was given a high residential quality by approaching the design 'from the inside'.

Existing characteristics such as the intricate structural elements were left intact here as much as possible. The central corridor to the apartments, lifts and stairs occupies little space on each floor. As a result, there is a plenty of living space left for the residents. New voids in the corridors increase the sense of spaciousness and the experience.

Living in the park

The complex’s outside terrain on the Oostduinlaan was also upgraded. The car park at ground level was replaced by an extra level on top of the existing underground car park, with landscaped greenery on top. This gives the apartments a strong feeling of ‘living in the park’.

Park Hoog Oostduin in Benoordenhout was nominated by Vastgoedjournaal as the best residential project in The Hague.
