Finca rústica 

The Catalan comarca (subprovince) Garrotxa in the north of North Spain has vast, rugged landscapes with a low housing density. For the owner of a more than 20-hectare domain, with a largely rocky and sloping profile, cepezed designed a finca rústica, or country house.

Country house on the site of a ruin 

On the terrain with basaltic terrace floors were the ruins of a two-storey building and shed, which had probably been standing empty for two to three hundred years. Most likely this housed a mixed farm. Local regulations stipulate that new-build may only be realized in the characteristic local style, with the incorporation of existing remains. cepezed came up with a creative solution.

The country house consists of two building volumes, situated roughly on the former locations of the ruins. They are positioned at some distance from each other and vary in height; the main building is somewhat lower than the volume containing the guest quarters, the garage, storage space and technical area. The two parts are connected by a scenic stone strip of stairs.

Mix of modern and traditional 

The two-storey main residence is approximately 11.5 metres square and represents a striking combination of traditionalism and modernity. The entirely concrete walls provide contemporary quality and comfort. However, to achieve the required regional appearance, they are clad with local calcareous stones, including material from the old ruin.

Country house with glass front elevation 

The Spanish finca rústica also has a traditional pitched roof with the same gradient as the ruin. However, the frontage is made entirely of glass, with at some distance in front, a screen of perforated Corten steel that can be opened in parts. The windows in the other façades are also equipped with Corten sunscreens that can be opened. The interior is the ultimate in modern design, and includes an opal-glass bathroom.

Guest quarters and storage area 

The more than 24-metre long, entirely concrete volume with the guest quarters, the garage, storage area and technical area has been partially buried in the slope of the hill. The roof also forms the terrace of the adjacent swimming pool. The almost completely transparent frontage of this construction is also equipped with a perforated Corten front that can be opened in parts.
