This multi-tenant office building in Tilburg was originally designed in 1968 by the Rotterdam architectural office Van den Broek & Bakema as the ‘Corpac House’. cepezed brought the shared building up to date in terms of sustainability, climate, experience and functionality.

Minor interventions, sustainable outcome
As a result, an addition to the Enterprise House that had actually been nominated for demolition could continue to exist as a result of research by cepezed. With limited interventions, it turned out to fit well within the new set-up and aesthetics. A sustainable and cost-saving solution!
Every tenant their favourite spot
Inside, cepezed broke open the existing, closed structure. We reorganized the office floors of the building, and in doing so, created many different types of workspaces. This way, every tenant in the Van Spaendonck Enterprise House is provided with suitable office space. With possibilities for open and activity-based as well as cubicle offices or concentration spaces.

Shared facilities
During the reorganization, cepezed also paid a great deal of attention to the functionality of the shared facilities and the incentive to linger they provide. Examples are the relaxation zones and the diversity of meeting rooms. In the atrium adjacent to the main entrance, we realized a working café with 98 seats for general use.

Sustainability in the building
The renewed Van Spaendonck Enterprise House is BREEAM-NL Excellent certified. It means that this multi-tenant building achieves an extremely high score in terms of sustainability. The standards for new-build were used in the assessment.
We achieved the high level of sustainability by reusing the main structure and stairwells, among other aspects. Part of the existing furniture has even been refurbished and reused.

Economic and social sustainability
The multi-tenant building was also designed for collaboration and connection. External organizations can rent a business space and utilize the facilities as well. This way, the Van Spaendonck Enterprise House also makes a contribution to social sustainability.
