collective business building waldorpstraat
Integrally created collective business building along the railway line between Rotterdam-The Hague. The building was developed by sister company cepezed systems, designed by cepezed itself, and built by sister enterprise Bouwteam General Contractors. In all stages of the process, these parties have all collaborated closely and maintained informative contact. The ongoing stimulating contributions from each party and the alignment of multidisciplinary expertise have led to a high-quality business property with excellent allure, offering optimum use. The building is more than 165 metres in length and its total surface area of more than 5500 m2 is divided among the ground floor and the entresols. Individual users can manifest themselves by advertising in facilities built into the façade. One of the units accommodates a wholesaler in paint accessories. Another houses an innovative, environment-friendly carwash, no less than 50 metres long, in which ten cars can be washed at the same time and waiting times are short. After the wash, customers can vacuum-clean their cars at one of the 38 indoor vacuuming points. Because the carwash is bounded by a side wall of perforated steel, there is always a light, sight and climate relationship with the outside world. With its fixed grid pattern, the building has been fully designed according to the principles of industrial, flexible and sectional building, and it is easy to extend or to add extra floor surface on the inside. Because it is partly sunken in the railway embankment, the building is equipped with a curving roof that does not disrupt the view of the engine drivers and train passengers. At the front, the building is eight metres high, at the rear it is only four. As the train occasionally spreads sparks and dust, the roof of the building is coated with sedum vegetation, which also offers a pleasant view to the residents of the neighbouring apartment block. In co-operation with Rail Infra Beheer (infrastructural management), the Municipality of The Hague, and The Hague building aesthetics committee, cepezed has also formulated the spatial planning concept for the entire 1.5 km strip along the railway between the Petroleumhaven and the Megastores.
