In 2012 cepezed acquired the complex at the former Techniek Museum on the Ezelsveldlaan in Delft and transformed it into a creative cluster with accommodation for various companies in the creative field. The only non-monumental building on the property was in poor condition and has made way for a circular new-build. This project is also an own development and intended for companies in the knowledge-intensive creative industries.
This new development must become a model project in Delft in the field of circular economy. It has a maximum intrinsic value in combination with the possibility to completely remodel the building if that proves necessary in the future.
The office building will be completely demountable and will be constructed with a prefabricated steel construction as well as prefabricated wooden floors of LVL elements. On the wooden floors, a screed of mineral granules and gypsum fiber boards has been applied. In its turn, this was provided with a PVC finishing floor. The facade is mostly transparent, with vertical shutter strips that can be opened for natural ventilation. Fresh air is taken in through the cool north façade to ensure that in the summer the temperature inside is always lower than outside. All materials used are easily reusable or recyclable. The sober, modern building agreeably contrasts with the historic buildings. The four storeys of ca. 200 square meters each will be lettable separately.
The extremely short construction period is possible because of a thorough preparation and a close, integral cooperation between all cepezed disciplines, from the project development department to the architecture and interior designers and, of course, cepezedbouwteam for the construction. With direct communication lines, all specialists are situated under one roof, which not only benefits the efficiency of the process, but also the level of alignment and thus the quality. Thus the realization will commence in May 2019 and already be completed in the autumn.
