On behalf of the Denderoever NV consortium, cepezed has drawn up the master plan for the development of the Pendelparking site, near Aalst's central station. Part of this master plan is the development of a large-scale multifunctional building of approximately 45,000 m² that includes housing, retail, an underground car park and a large roof park.
The triangular plot is bounded by the river Dender on the east side, the Denderstraat with housing of three to four stories on the west side and the Denderpromenade on the south side. The building connects architecturally to those three different urban planning conditions.
The two-storey plinth mainly contains commercial functions and is designed as a solid and robust base for the five residential towers above. The conceptual starting point for the apartments is high-quality urban living in a beautiful green environment. Four residential towers are positioned along the scenic Dender banks. On the south side the fifth tower will arise. On the Denderstraat, the space between the two towers will be filled with two layers of housing so that this street wall fits with the scale of the opposite buildings. The residential towers on the Dender side vary in height from eight to ten storeys to generate a lively view. For a certain robustness and larger scale, two floors have been visually connected to a single layer. In their turn, the layers mutually shift slightly from each other and give the residential towers a dynamic character. The flats vary from compact studios to spacious apartments, all with a grand view and a big private outdoor area. Finally, the plinth along the Dender banks contains duplex houses or space for a small businesses.
With a substantial soil height, full-grown trees and shrubs can grow on the roof so that the space really gets the character of a park. The roof park can include facilities such as a vegetable garden and a children day care with its own playground and is separates itself from the noise of the city due to its location on the second floor.
